Painting and Restoration Project on this Alameda, CA Victorian.

Here is a project we recently completed on 1349 Regent Street in Alameda, CA. This Victorian needed both extensive wood replacement and a full and thorough preparation prior to painting. A lot of the detailed wood pieces needed to be milled, all of which we did in house. Most carpenters and painters will have to get this milled decorative pieces from specialty lumber stores where they are very expensive. We are able to save our clients a significant amount of money be performing this type of work in house. This house had not been painted in over 15 years so the preparation was extremely extensive. For two weeks our crew scraped and sanded all the loose or peeling areas of paint to give the home the uniform and protected look it has now. We also had to bondo certain areas for cosmetic purposes. After the house was completely prepped out our painters applied a full oil-based primer on all surfaces and we then applied two coats of Benjamin Moore’s premium exterior paint. This house will look beautiful and be protected for many years to come.

Glenbrook South, Apartment Renovations!!!
When the management company from Glenbrook South HOA contacted us, they knew they had a whole lot of work to do. Deferred maintenance by a past management company had led to extensive dry rot on the buildings themselves, carports that were sagging dangerously with rot, and storage sheds that looked as if they might fall over.
The manager of the Association contacted us because she had heard of our reputation as a competitive, eager company with the capacity to do it all. We came in and did a full inspection of the property, outlining areas on each unit that were rotten, carports that needed work, etc. This, combined with a thorough proposal provided the Glenbrook South Board with all they needed to make the decision that Signature Painting and Construction was the company that they needed.
Our experience as HOA and Apartment Renovation Specialists has brought us many jobs of this caliber, and we expertly maneuvered through the buildings, removing and replacing all the dry rot we had outlined in our inspection and proposal. While actually working on the buildings, as is almost always the case in dry rot jobs, we encountered more dry rot than was initially outlined in the proposal. We quickly wrote up a change order in time for the next Board meeting so that they could approve it without us missing any work!

Pacific North Homeowners Association in Santa Rosa, CA
This is truly a fun project. We are currently in the process of restraining a large townhome complex in Santa Rosa, CA just around the corner of Santa Rosa Junior College. One of the biggest challenges we faced with this project was find a way to provide our clients with optimal protection on their shingled buildings but still maintaining the articutetual integrity of the complex. To accomplish this we made the recommendation to use Armstrong Semi-Solid stain on all the shingle areas. The color that you see in the after shoots in Oxford Brown. We are then staining the trim with a 50/50 mix of stain and 1245 low sheen paint from Kelly Moore Paints. This will provide great protect that will last longer than their previous staining job, but still keep the shingled look that we wanted to maintain. We will do a follow up video once we are all done with the project.

Signature Painting and Construction Inc recently completed another association painting project in Rohnert Park, Ca for Grapevine Property Services. Here is a short video that shows some after shoots of the Country Club Gardens HOA. This was another four week project that came out looking great. About a week ago our foreman Dave and our Sales Manager Nick Rasmussen did a walk through with Nichole from GPS along with the board President. During the walk through we weren’t able to find ANY touch-ups! That’s not to say that if they find some in the future we won’t come back out there to take care of them, it just shows the pride that our crews take in each job we do. Russian River Pines HOA in Healdsburg, CA.

This is a condominium complex we recently painted in Healdsburg, Ca. This property is managed by Grapevine Property Services, a company that we do a lot of work for. Prior to painting, these structures had been untouched for a number of years and were in great need of a quality paint job. The project took four weeks, and in the head everyone was extremely happy with the final product.

Staining and Painting Project in Lafayette, CA
Here are some after pictures of the staining project that we recently completed in Lafayette, CA. This was a high-end home that was built a little over five years ago. Due to the sun exposure this property had areas that were lighter and dark throughout the exterior which poses a challenge when going to re-stain. In order to give the shingles a uniform look here is the process that we had to perform: 1) Carefully wash all areas to assure that the singles are clean enough to allow the new stain to cure properly, 2) Apply a wood brightener to all darker areas and scrub in by hand, 3) Rinse off all areas and re-apply brightener as necessary so that a uniform look is achieved.
After the preparation was completed we sprayed and back-brushed all of the stained areas to achieve the final product that you see in this pictures.

The Secret To Perfect Paint Job: PREPERATION WORK!!!
It’s not uncommon for our company to visit homes that are covered in peeling and cracking paint. In most situations this is due to homeowners waiting 10 or more years before calling a paint contractor to repaint the house. However, it is a tragedy when we come to find the home owner JUST HAD THE HOUSE PAINTED LAST YEAR!
The unfortunate truth about the paint contracting is this: Many contractors will not take the appropriate steps to properly treat your home before painting. It is not uncommon for painters delivering a low bid to cut corners in order to stay on budget. The easiest way for these contractors to cut corners is by skipping the most important step of the painting process, preparation work.
In order to avoid the financial and emotional stress that come with an improper paint job, be sure to hire a contractor who follows the proper steps:
- The first step of preparation is a full pressure wash of the home. Pressure washing removes all the dirt, dust, and other particles from the surface of your home. This process typically takes at least a few hours.
- If there is mold or mildew located on the surface of the home, these areas must be treated. Signature painting uses an environmentally safe product that will suffocate the affected areas without harming near buy animals or plants.
- All areas with loose paint that are pealing or cracked must be completely scrapped off the side of the home.
- These areas should then receive a proper sanding to avoid an unsightly divot.
- All areas of bare wood should be primed.
- Gapes between wood joints should be properly caulked and sealed
- Lastly, all areas around the home vulnerable to paint should be covered prior to the painting process.
Signature painting dedicates at least 70% of painting process to preparation work. This will ensure a long lasting beautiful paint job.

When we began preparing our client, Bernie’s, 1892 Queen Anne Victorian for painting, we knew from experience that this would be a prep job unlike any other. Our Victorian crew, which consists of our most polished and proud craftsmen; spent weeks meticulously preparing every inch of the beautiful century old wooden home. This ensured that when it came time to paint, we would be able to accentuate each and every detail of the beautifully built home. With a bit of assistance, Bernie chose colors that really brought out the features of the Queen Anne Victorian and kept with the style and motif. A full prime using Zinsser’s High Hide Oil Base ensured that the ancient wood would be protected for years to come, and that the paint would stick and provide years of rich color. While some of the larger surfaces on the home were sprayed and back-brushed, most of the work was done by hand, with brushes ranging from 4” flats, to 1/4” finish brushes, some of which look more suited to painting model airplanes. I was first attracted to Mr. Mitchell’s enthusiasm for the project, coupled with his willingness to listen to our needs and desires, and his focus on the details of the job. His costs for the work were very reasonable and appropriate for a house of this size and detail.
Not enough can be said for the team of painters who completed the job. Their quality of work is second to none. From the extensive preparation phase, where the house was completely power-washed, scrapped, repaired (where needed), caulked and sealed, through the painting phase where extensive fine-brush detail work was performed along with the broad surface spraying and the detailed trim work, no corner was cut or short cut taken.
