Commercial Building Painted in Orinda, CA
We recently painted this commercial building in downtown Orinda. The property owner’s motivation was to have his property protected and to freshen up the overall look. At Signature Painting, we specialize in painting commercial buildings, HOAs, and apartment complexes so we understand the communication that is necessary to deliver a quality job with as little disruption to the tenants as possible. In order to accomplish this we performed some of the work on the weekend while the Mechanics Bank and office buildings were closed. We also made sure all of the tenants were notified prior to working on their units. In the end the property is protected and will look great for the years to come.

Apartment Complex Recently Painted in Lafayette, CA
1011 Brown Ave in Lafayette, CA
We recently painted this apartment complex located at 1011 Brown Ave in Lafayette, CA. This property was recently purchased by an investor located on the East Coast, and his goal with the property was to make the necessary improvements to give his tenants a great place to live. All of the stucco and wood surfaces were prepped as necessary to prepare the areas for painting. We also built a new perimeter fence that ended up looking really good. New modern colors were chosen, and all together the place looks great!

Working on the Maisons Marques and Domaines Office Building
Maisons Marques and Domaines, Inc is one of the premier wine, champagne and port importers in the United States. They own a lovely building right by Jack London Square in Downtown Oakland. The building hadn’t been painted since they assumed ownership, and was in need of some modernization and style to match the company persona. After deciding on a color scheme that matched both the company office and style of the building, we decided to accentuate some of the architectural highlights of the building, which had been blended in before by bland colors. Due to the height of the building and its location on a busy street, we erected scaffolding on the front of the building. We were able to complete the painting on the front of the building well under our budgeted time frame without compromising quality, thus being able to remove the cumbersome scaffolding and allow the neighbors to enjoy the beautiful work. Due to the fact that the building is conjoined with other buildings on the other three sides, and no interior access to the back of the building, painting the back side became a bit of an issue. With some bureaucratic digging and a little sweet-talking from our management, CalTrans allowed us to use their service yard and roof to access the back side of MMD’s building. Our “can do” attitude and sense of ingenuity has allowed us to complete arduous tasks time after time. We Love Victorians!
Alameda, California is well known for its maritime history, a history which has produced some of the most beautiful old homes imaginable. The island in the Bay is full of century old wooden homes, built by master craftsmen, many of whom were also ship builders. Being a painting contractor in the Bay Area allows Signature Painting to take on projects that many contractors in other places dream of. The restoration we are currently doing on this 1892 Victorian home is a major undertaking, but just the type of project that we really enjoy doing. A project like this takes meticulous preparation to ready the aging wood surfaces for paint, we’re looking forward to keeping you posted on our progress. New Lead Regulations, Beware!!!
Living in the Bay Area, lead paint on older homes is a common issue for many homeowners and contractors. Recently the EPA released new guidelines for lead abatement which increase the paramaters as well as the fines, for dealing with lead paint abatement. The new lead laws went into effect on April 22nd, 2010, so make sure you are dealing with a contractor who is certified by the EPA under the new codes. Some of the guidelines for dealing with lead paint include:
- Work must be completed by a contractor who has been certified by an accredited program under new EPA lead laws, which went in to effect on 4/22/2010.
- All surfaces not being worked on must be covered with 6 mil plastic every morning, this includes floors, walls, partition walls, doorways, windows and any other applicable surfaces. Plastic must be removed at the end of each workday and taken to a certified Haz-Mat dump.
- Workers must wear full body Haz-Mat suits, gloves, booties and respirators. Suits, gloves, booties and respirator filters must be contained and properly disposed of at the end of each work day (taken to Haz-Mat dump with plastic mentioned above)
- All surfaces must be cleaned with HEPA vacuum followed by a thorough mopping to remove all dust that may contain lead particles. This must be done on a daily basis whenever scraping or sanding is done.

Exterior Paint Job in Concord, CA
Here is a job that we recently completed in Concord, CA. This was a full exterior paint job in which the homeowners were trying to prepare the property to be sold. The house had not been painted in 10 years so the stucco had some minor cracks that needed to be sealed with an elastromeric sealant and we caulked all necessary seams throughout the property. The end result was a beautified and protected home that will hopefully sell quickly. See the reference letter from the clients below.

Going Green with Painting
We have come a long way since the early days of painting. As a population, we have become increasingly concerned with our environment and using eco-friendly products. Early paint products contained poison and toxins that polluted the environment and the air around us. Most paints also contained lead which kids were tempted to ingest because of their sweet flavor. The devastating effects led to kidney damage in children, mood swings, problems with developing nervous systems, and high blood pressure in adults. Needless to say we have paid quite a high price for painting and decorating our homes.
But this isn’t the case anymore. There are many companies who make eco-friendly paint. These are non-toxic paints that use organic ‘milk paints’ which are very safe but may lack in durability. There are paints that offer high-performance latex paints and don’t include unsafe toxins. Due to recent government rulings, more paint companies have produced eco-friendly paints that contain low or zero VOC’s (Volatile Organic Compounds).Many companies still produce and toxic or market high VOC paints. So you may want to do a little research on who you are buying your paint from before the big paint job.
Many of the newer paints do not contain toxins and these earth friendly paints also offer the durability you’re searching for. So how do you know if the paint is earth friendly? The first place to look is on the label of the paint can. Do you see a government warning label? If so, this brand may not be safe and contain some toxins or VCO’s. It’s vital to your health and the environment to read these labels very carefully. If you’re not sure where to look for eco-friendly paints you can visit your local hardware stores or do an online search. Remember it’s your family’s health and the future of our planet.
