Here is a project we recently completed on 1349 Regent Street in Alameda, CA. This Victorian needed both extensive wood replacement and a full and thorough preparation prior to painting. A lot of the detailed wood pieces needed to be milled, all of which we did in house. Most carpenters and painters will have to get this milled decorative pieces from specialty lumber stores where they are very expensive. We are able to save our clients a significant amount of money be performing this type of work in house. This house had not been painted in over 15 years so the preparation was extremely extensive. For two weeks our crew scraped and sanded all the loose or peeling areas of paint to give the home the uniform and protected look it has now. We also had to bondo certain areas for cosmetic purposes. After the house was completely prepped out our painters applied a full oil-based primer on all surfaces and we then applied two coats of Benjamin Moore’s premium exterior paint. This house will look beautiful and be protected for many years to come.

Glenbrook South, Apartment Renovations!!!
When the management company from Glenbrook South HOA contacted us, they knew they had a whole lot of work to do. Deferred maintenance by a past management company had led to extensive dry rot on the buildings themselves, carports that were sagging dangerously with rot, and storage sheds that looked as if they might fall over.
The manager of the Association contacted us because she had heard of our reputation as a competitive, eager company with the capacity to do it all. We came in and did a full inspection of the property, outlining areas on each unit that were rotten, carports that needed work, etc. This, combined with a thorough proposal provided the Glenbrook South Board with all they needed to make the decision that Signature Painting and Construction was the company that they needed.
Our experience as HOA and Apartment Renovation Specialists has brought us many jobs of this caliber, and we expertly maneuvered through the buildings, removing and replacing all the dry rot we had outlined in our inspection and proposal. While actually working on the buildings, as is almost always the case in dry rot jobs, we encountered more dry rot than was initially outlined in the proposal. We quickly wrote up a change order in time for the next Board meeting so that they could approve it without us missing any work!

Staining and Painting Project in Lafayette, CA
Here are some after pictures of the staining project that we recently completed in Lafayette, CA. This was a high-end home that was built a little over five years ago. Due to the sun exposure this property had areas that were lighter and dark throughout the exterior which poses a challenge when going to re-stain. In order to give the shingles a uniform look here is the process that we had to perform: 1) Carefully wash all areas to assure that the singles are clean enough to allow the new stain to cure properly, 2) Apply a wood brightener to all darker areas and scrub in by hand, 3) Rinse off all areas and re-apply brightener as necessary so that a uniform look is achieved.
After the preparation was completed we sprayed and back-brushed all of the stained areas to achieve the final product that you see in this pictures.
